Step 1
Buyer Consultation
  • First, we will connect for an initial consultation to discuss what you are looking for in your next home.
  • This can be done over the phone, zoom or in person.
Step 2
Get Pre-Approved
  • If you are obtaining financing, I will give you with 3 recommendations.
  • The lender will then go over finances, credit score, debts & request an application along with numerous documents.
Step 3
Buyer's Presentation
  • We will establish a mutual business agreement.
  • Together, we will identify your ideal home's location and amenities
  • Set you up with our app to browse homes, schedule tours & communicate.
Step 4
Find Properties That Meet Your Criteria
  • View properties privately or on open houses.
  • View as many homes as it takes.

Step 5
Submit and Negotiate Offer
  • Once we find the right home, we will collaborate on a competitive offer.
  • It is my job to guide you through the decision-making process to ensure you are confident with our offer.
Step 6
Sign Contract
  • Your contract is the agreement between you and the seller to purchase the property for a specific price.
  • Also defined in the contract of sale is the settlement company, date of settlement, and earnest money deposit amount.
  • Usually a 3% of the sale price is put down as deposit.
Step 7
Home Inspection, Disclosures, Reports, and Repairs
  • It is my responsibility to coordinate all desired home inspections within the agreed timeline and contractual contingencies.
  • We will also review and discuss the disclosures and preliminary title report.
  • Prior to closing, we will schedule a final walk-through of the property to verify property is still in acceptable condition and any negotiated repairs were done.
Step 8
Loan Funding and Appraisal
  • Your lender will have an appraisal done on the property.
  • Once your lender has all of your documents, they will review them and issue a Clear-to-Close, which means your loan is complete and the file will be sent to the title company for closing.

Closing
  • Congratulations! You are now a homeowner. Welcome home!

  • Your Risk

    Three of the biggest risks my buyers face are: a) that they will miss the best property on or off the market and will settle for lesser value and b) that they will overpay for their home and c) that something is wrong with the property and no one is telling them. In our first meeting I address these risks and fears and I offer solutions for them.
